1. Reservations & Payments

A 50% deposit is required at the time of booking.
The balance is due 7 days before arrival.
Unpaid balances may result in automatic cancellation of the reservation.

2. Cancellation Policy

• 14+ days before arrival: Full refund
• 7–13 days before arrival: 50% refund
• 0–6 days or no-show: No refund

3. Security Deposit

A $150 USD pre-authorization is applied one day before arrival. This amount is released within two business days after departure, subject to satisfactory property inspection.

4. Check-In & Check-Out

• Check-in: From 3:00 PM
• Check-out: By 12:00 Noon
• Early check-in or late check-out may be available on request and may incur additional fees.

5. Guest Responsibilities

• Respect property, neighbors, and local laws.
• No smoking indoors (outdoor areas are available).
• Pets allowed only with prior approval.
• Guests are liable for any damages caused during their stay.

6. Force Majeure

We are not liable for disruptions beyond our control, including but not limited to:

• Natural disasters
• Strikes
• Government restrictions or health emergencies

If the property becomes uninhabitable due to such events, unused nights will be refunded.

7. Governing Law

These Terms of Service are governed by the laws of the Commonwealth of Dominica.

8. Refund & Booking Policy (Standalone Summary)

• 50% deposit required at booking
• Balance due 7 days before arrival
• Cancellations:
  • 14+ days before arrival: Full refund
  • 7–13 days before arrival: 50% refund
  • 0–6 days or no-show: No refund
